especially if you are buying your first home. We at Elite
Properties London Ltd can help you every step of process to buy your home.
We understand that you will want to know and be updated with the
process however we have formulated a guide which can give you an
idea of how the process work.
1: Decide where you are looking to buy
The first step is to identify the location where you want to buy a property. Once you have identified the area its best to call local agents and register your details. Elite Properties London Ltd covers east London and Essex area expanding rapidly to north and west London. 2: What Is Your Budget
The next step is to identify your budget and to find out how much you can afford. If you are looking to get a mortgage then it might be a good idea to take some advice from your bank or independent financial advisors who can tell you how much you can borrow and based on that you know what you can spend. We at Elite Properties can get you in touch with independent financial advisor who can help you with your budget and borrowing needs.
Based on your budget and requirements we will short list properties and arrange a viewing at a time convenient to your and the vendor. Our friendly staff can arrange a viewing even on sunday or bank holiday if that suits you.
4: Making An Offer
Once you have found a suitable property and made an offer, we will forward your offer immediately to the seller. Any offer is subject to contract, survey and status. You may be asked to reserve the property by putting down reservation deposit which will be refunded on completion. We at Elite Properties London Ltd will negotiate on your behalf to make this process smooth.
5: Sale Progression and Legal
When your offer is accepted we will require your solicitor details so that we can notify them. We will tell them the details of offer, agreed price, exchange and completion dates. (if known). We will put you in touch with our dedicated sales progressor to make the transaction as smooth as possible.
Once your offer is agreed you will contact your mortgage advisor as they will need the details about the property you decided to buy. Your mortgage company will also instruct a survey for the property you are buying. It usually takes 5 to 7 days once you pass on the details of the property you are buying.
7: Exchange of Contracts
You will be contacted by your solicitor during the course of the process to discuss terms of contract. If you are happy with all aspects you will be asked to exchange the contracts. Remember this is binding agreement and generally no party break this agreement.
This is generally few days or weeks after the exchange of contracts. You probably have already arranged a removal of your valuables to your new home, however if there are any last minute arrangements which you missed or perhaps when things go un-expected, we are here to help to organise removal or anything related for a swift move to your new home.
